In full compliance with InterNACHI’s Standards of Practice, a Criterion Home Inspection is a non-invasive, visual examination of the accessible areas of a residential property. For each inspection, we provide a comprehensive inspection report with high-resolution images with same-day turnaround upon request. Buyers who have accompanied us say they appreciate our flexible scheduling and maintenance tips. Customers who couldn’t be there in person say that our comprehensive report made them feel as if they were.

Parapet Inspections
Beginning on January 1, 2024, every building owner must have an observation of the parapet on their building(s) performed in accordance with the requirements of Section 28-301.1.1 of the New York City Administrative Code. This requirement applies to all buildings with parapets fronting the public right-of-way, regardless of height. EXCEPT: Detached 1 or 2 family homes or buildings with a fence or other barrier preventing access to the exterior wall.
The observation must include close-up inspections of the entire parapet which could be conducted from a fire escape or roof. See 1 RCNY §103-15 for more information on observation and report requirements.
Owners must maintain the observation reports for at least six (6) years and must make such reports available to the Department upon request.
Digital Moisture Testing
Why you should test moisture content: It’s important to check for moisture content (MC) because too much moisture could cause extensive (and expensive!) damage to a home. Water intrusion can lead to mold growth, water stains, and distortions in the color and shape of floors, walls, cabinetry, and more. Moisture testing helps you to identify high moisture areas and mitigate these problems. It can also help determine what kind of action you need to take with oversaturated walls or floors. Your results can tell you whether you’ll need to bring in a dehumidifier or remove the entire material.
Mold Assessments
Beyond looking for visible contaminations Criterion Home Inspections uses air sampling to test the ambient levels of mold within the building—comparing them to the ambient levels outside—to determine the degree of contamination. Our inspectors will also take samples of any suspect mold.
Termite Inspection
Termites are no friend to homeowners, so before you decide to buy a home, we strongly recommend scheduling a termite inspection. We’ll inspect your home for signs of existing termite damage and current infestations.
Thermal Imaging
This inspection service utilizes infrared thermography to check for issues that are not visible to the naked eye. Issues such as plumbing leaks, electrical hot spots, or moisture intrusion. We’ll also be able to check for any areas of heat loss within the walls.
Radon Testing
An invisible and odorless gas with radioactive properties, radon has been linked to numerous health ailments, including serious lung conditions in exposed individuals. Because the gas is so elusive, it’s important to bring in a professional to have a home tested for radon contamination. We’re able to do the job right, using specialized equipment to test the home, while returning the results of the test back to you in a timely manner.
